Seller’s Closing Checklist

Below you’ll find a check list of the process that we will be going through between now and closing. If you’d like, check them off as we go along. If you have any questions give me a call at 218-391-4593.

_____ Appraisal – this will be done in conjunction with the buyer’s lender

_____ Update of title-this will be done with the title company and if I have not already received your title, I will need to get it ASAP, so we can get the updating started. Also, I will need your mortgage information, such as name of mortgage company, address and telephone number of company, and loan number so the closing company can get the pay-off amount on your mortgage.

____ Utilities cancelled- this is something that needs to be done by you, when you call, let each utility know that you will be selling your home and when.

____Insurance- please contact your insurance agent and let them know when the buyers will be taking possession.

____Closing time- once the title work is complete, we will be able to schedule a closing time. Please give thought as to what time would work for you. Let me know the time that will work so I can coordinate the time with the buyers needs.

____Final walk-thru- this is customarily done prior to closing, either the day before or the day of closing. As we get closer to closing day, I’ll contact you and let you know what time the buyers would like to do their final walk-thru.

____Settlement Statement- a couple of days prior to closing, the closing company will prepare the settlement statement. That statement will give the $ amount you will be receiving at closing. If you wish, we can review the items on the statement to be sure you are comfortable with all the fees. Sometimes the closing statement is not prepared until the day of the closing- in that case we will review it as soon as possible.

The items that you will need to bring to closing are as follows:

-driver’s license of seller’s

-paid garbage receipt

-paid receipts for any work done by contractors prior to closing

- keys

-garage door openers
